Today’s average time to sell a property the traditional estate agent route is around 5 months from the moment you contact an agent to the day you complete—and this is assuming your buyer does not pull out requiring you to remarket.

Once you have received an offer from us you can rest assured that your sale will complete usually within 3-4 weeks (or a date that suits you) and you will not have the headache usually associated with traditional sales.

The Process

Usually within 48 hours of you contacting us we can establish the market value of your property based on our local knowledge, experience and local price comparisons.  Please be aware that as we are property traders we are unable to offer you full market value for your property (in the same way a car dealer will only be able to offer a trade price for your car), and the price we usually agree is around 80% of the confirmed open market value.  This is to cover our costs (usually 10% for finance, legals etc.), allow margin for error in the valuation (around 5% for standard properties) and a modest 5% margin to ourselves.  In all cases we will be transparent as to how we reach the valuation, and of course you are under no obligation and we do not charge you for doing this.

Due to the number of enquiries that we get each week, please only contact us if you are seriously looking for a quick cash sale and are willing to accept a reduced price for your property.

Once we have made our offer you will have no 'hard sell', and we can normally give you up to 48 hours to either accept or reject our offer - please note this time limit is only to protect ourselves and allow us to place other offers on other properties using the funds available.

Guaranteed Rapid Completion On A Mutually Convenient Date

Once a price has been agreed, we will instruct our solicitors and will then arrange a mutually convenient, and speedy exchange and completion date.

Because we are not part of a chain, we can offer a great deal of flexibility as to when contracts are exchanged and the sale completed and can usually fit in with any specific timescale that you may wish to work to.

It is possible in some cases to complete the whole sale from offer to completion within 14 days although 3 weeks is more usual. As there are additional risks and complications involved for us in a 14 day completion, the offer price is usually amended to reflect this.

Our Promise

Unlike an offer received through normal channels, one we have made an offer and you have accepted, barring problems with the contract or local searches, your sale is effectively guaranteed.
 

We will not change our minds, or pull out at the last minute, nor will we try to change the price agreed or haggle over fixtures and fittings.
