Q Will you pay me market value for my property? A As we are property traders we base every purchase on figures that will enable us to re-sell and make a 5% profit after costs. The price that we offer has to reflect this and hence will be in the region of 80% of it’s full market value. Q How do you work out the market value of my home? A We look at similar properties in your area that have sold recently and make comparisons based on our own local market knowledge. Similar properties currently on the market with Estate Agents are also used as a guide, although please be aware it is rare in the current market that these actual sale prices are achieved. Q How can you complete on a purchase so quickly? A We have pre-approved finance up to a certain amount that enables us to access these funds extremely quickly. In some cases it is necessary for us to re-mortgage shortly after a purchase in order for us to retrieve these funds, but this does not affect the speed of the transaction. Our solicitors act solely for investors and deal with our paperwork on the day it arrives. Q Will you ever pull out of a purchase? A We have never done so to date. However we do rely on our clients being open and honest with us and so in the event of a survey or search highlighting a problem or dispute that was undisclosed to us then we reserve the right to end the transaction. Q Can you pay my legal costs? A We can cover all costs associated with the sale for you if you wish (up to a realistic maximum). In some cases we may recommend a local solicitor we have worked with before in order to ensure a quick turn-around, although you are free to make that choice yourself. Q Can I choose the completion date? A Yes. We have nothing to sell in order to buy your property and so the only dates we work with are yours. Q Do I have to pay any valuation, commission or agency fees? A No. We do not charge for any valuations, and you will not be using an agent to sell your property and so will not have any fees. This could save you £000's - if you are already using an agent then we would need to check your contract to advise on any fees you may be liable for to them, but in most cases there will be none as we would have contacted you as a result of direct advertising. Q My property is about to be repossessed can you help? A Yes, we can usually stop your property from being repossessed, even at the last minute, and you could still remain living in your property once the repossession has been stopped. Q I am in arrears with my mortgage payments, can you help me? A Yes, we usually can, as long as you have some equity in the property. After selling your property to us we give you the opportunity to live there as tenants if you wish.
